When a client in Oxford approached us with their patio door concerns, we understood their desire for change. Their previous French door with grids hindered their view of the backyard, which was once their peaceful retreat. They sought a solution that seamlessly merged their indoor and outdoor living spaces. The patio door had become a source of frustration, both in terms of appearance and practicality. Stink bugs managed to enter their home through the door's screens, disrupting the peacefulness of their living space. They needed a reliable and bug-resistant solution that would enhance their living experience and provide lasting defense against unwanted guests.

To address these concerns, we selected a new screen door with a wider, thicker frame, ensuring enhanced sturdiness. Additionally, the door came with excellent weather stripping, offering hope for keeping stink bugs out and allowing for enjoyable breezes during the spring and summer. To ensure the success of this project, we prioritized meticulous preparation. Our team carefully removed the siding around the door, inspecting the underlying structure to protect against moisture infiltration. This attention to detail laid the foundation for an excellent installation and long-term durability.

We selected a patio door for this client which was beyond their expectations. The new door had an incorporated brick mold that made installation easier and matched the exterior of their house in terms of appearance. We put a protective pan beneath the door to offer further defense against water damage. Our client felt confident knowing their investment would be secure and unaffected by wetness thanks to the additional layer of defense.

During an inspection of a back patio door, we discovered a water leakage that had affected the deck. Although the homeowners were eager to create a beautiful patio system, we had to pause the project due to the issues we uncovered. The customer reached out to us after a hardscape contractor identified the water damage. We soon realized that the original people who installed the deck had secured it directly through the vinyl siding and ran bolts right through it, a method that should be avoided.

To rectify the situation, we needed to remove the siding and apply water shields between the house and deck boards, ensuring water would be directed away from the framing layer and towards the outside. The water damage primarily concentrated on the bottom edges of both sides of the door, where improper flashing and a lack of a drip cap had allowed water to seep behind the siding and deck boards. This negligence resulted in severe damage to the rim joists.

Our plan involved implementing proper flashing layers, including a drip cap and house wrap, to ensure any water that came down would be forced to exit in front of the brick mold over the back door. To accomplish this, we had to remove the door unit from the opening. Once the door unit was carefully taken out, we applied an ice and water shield or a fluid applied membrane to protect the existing subfloor. Then, we properly reinstated the house wrap, ensuring proper back damming and air sealing before reassembling all the components.
