Budget Options For Front Door Repairs and Replacements

Your front door is more than just an entrance, it's a reflection of your home's character and warmth. Over time, wear and tear can diminish its beauty and compromise its functionality. Discover how our skilled team crafts the art of revitalizing front doors and the lasting impact it can have on your home's aesthetic appeal.

Revitalizing the Entryway of a Worn-out Front Door

One of our past clients in West Grove approached us with the need to rejuvenate their worn-out front door. Over time, the door had faded and lost its original charm due to sun exposure and the element of time. Recognizing the importance of the front door as a symbol of hospitality and cherished memories, we took on the task of finding a suitable replacement.

After careful consideration, we recommended a sleek fiberglass door with a black finish, both on the inside and outside. The strength of this material allows it to stand the test of time and harsh environments. To further enhance the front entrance, we suggested a modern design featuring a full-view glass door with integrated blinds between the glass panes. This innovative feature allows natural light to brighten the foyer, creating an inviting atmosphere. The blinds, conveniently controlled by a lever, provide flexibility in adjusting privacy and ambiance.

We addressed the installation of this new front door with the commitment of our knowledgeable crew. We completely restored the frame, carefully choosing materials that complemented the original architecture of the house. Utilizing pre-painted trim assured a high-quality finish while saving time. To ensure success, we devoted close attention to every last detail, from nail filling to sanding and touch-up paint.

Comprehensive Front Door Replacement and Repairs

A past client in Kennett Square contacted us regarding water leaks around their front door, specifically near the top of the cathedral entry window and at the bottom of the door. Upon investigation, we discovered that the flashing had been incorrectly installed and there was a lack of proper house wrap. The exterior had some foam sheathing, but it was not continuous and had gaps and voids, allowing water to seep behind the siding. The flashing around the arched window was poorly done, creating an open invitation for water intrusion.

To address the issue, we decided to replace the front door with a composite door and composite jams. Fortunately, there was a protective aluminum piece that extended behind the cement, covering the ribbon joist and safeguarding the framing. However, we noticed some compression damage on the front edge of the OSB and the absence of squash blocks under the plywood, which resulted in the plywood getting wet over time and causing it to shrink and settle. To prevent further settling, we added squash blocks underneath. Additionally, we replaced the rim joists and reinforced the joists affected by water damage. Since the damage was not extensive, we were able to save the customer money by only replacing a section of plywood.

The customer selected a beautiful door with a craftsman-style glass on the upper part and two large skylights on the sides. To ensure better water protection, we installed a fabricated drip cap above the new door, eliminating concerns about paint damage and rot caused by water runoff. However, a challenge arose when we realized that the desired door was slightly smaller than the existing opening. To accommodate it, we had to modify the jack sub system and support system for the door framing and headers. Despite the size discrepancy, we made necessary modifications to ensure a proper fit for the new door.

Addressing Front Door Water Intrusion in 55+ Communities

Residents of 55+ communities in Unionville place a high value on the security and peace of their homes. Water leaks, on the other hand, frighten residents and disturb this peace. By strengthening them, our knowledgeable crew is dedicated to shielding these priceless properties from the elements. Making sure that homes are long-lasting and leak-free was a recent job for us that involved water entering through a front entrance.

Upon assessment, we found that proper water management had been neglected during the initial construction. The house wrap offered some protection, but a serious fault allowed water to leak below the trim, weakening the barrier. Even though the flashing was there, it had not been securely fastened, exposing weak seams. This made it possible for water to enter the house. Our crew carefully corrected these design errors, increasing the house's water-infiltration barriers. We carefully sealed the seam by tucking the house wrap behind the tar paper. A second watertight seal was created by applying window flashing tape. The j-channel curve and aluminum trim were strategically positioned to enable efficient water redirection, keeping it away from sensitive regions.

The space around the patio steps provided its own set of difficulties. Due to improper construction, the paver patio was cemented directly onto the pre existing cement stoop without using the appropriate waterproofing techniques. The house was at risk of having water seep in as a result. As soon as possible, we filled in cracks and built a system of funnels to deflect water away from the house. The patio was secured with cement, and an L-flashing made sure there was a smooth transition from the patio to the house wrap, preventing water invasion.

Why You Should Consider Our Process With Front Door Replacements

When you’re looking at doors and getting things ordered we have occasionally had customers who thought they wanted to save a couple of bucks by ordering their doors themselves and then just trying to find someone to install them. Typically when that happens when there’s a line in our contracts that says if these aren’t the right size that the customers are responsible for any change orders and time associated with modifying the openings or stopping work and waiting until the proper sized door comes in. On one hand customers think they maybe can save some money and buy it themselves directly.

But here’s the value of and the benefit of having us as your contractors work with you when you’re ordering your doors. If you order it yourself and they’re the wrong size then it becomes your responsibility financially for whatever the additional work is going to be required. If we’re ordering doors for you, our process is we’re going to come out and measure units and get some rough inside dimensions and get them off to our supplier.

We’ll have you meet with our supplier to pick out the door style you like and the supplier will send back to us with very specific measurements for what the door unit is. If there’s any discrepancies there then we’re going to have time to either work that out with the supplier ahead of time or in a case where the door isn’t available in any size smaller then we can build into the contract whatever time is going to be required for us to modify the opening for the door unit.
